To ensure every guest enjoys the same exceptional experience, we kindly ask that you follow these house rules to help preserve and maintain the space for those who come after you. Additionally, this home is in a residential neighborhood. Please treat our home and our neighbors as you would treat your own. At Stays by OG, we are committed to excellence in hospitality, and your privacy is of the utmost importance to us. General Rules
No smoking inside the property (including e-cigarettes). Designated smoking areas are outside only.
No parties or events without prior approval.
Maximum guest limit: The property accommodates up to the advertised amount of guest, do not exceed this limit . Unregistered guests are not allowed.
Quiet hours: Please respect neighbors by keeping noise to a minimum between [10 PM and 8 AM].
Minimum booking age: 21
Available parking is per location and is stated here : 2 vehicles per Suite , 3 vehicles per townhouse , 5 vehicles per Single family . All vehicles must be in the driveway, garage, or parking lot of the rental.
Check-In/Check-Out
Check-in time: [4 PM] or later. Early check-in requests must be approved in advance.
Check-out time: [10 AM]. Late check-outs may incur an additional fee if not approved ahead of time.
Self-check-in/out instructions will be provided upon booking.
Property Care
Treat the property and its contents with respect—any damages or missing items will be charged to the guest per our Lost, Stolen or Damaged Policy.
No rearranging of furniture or décor without prior approval.
Please avoid eating or drinking on beds or couches to prevent stains.
Trash and recycling: Dispose of garbage in the designated bins and separate recycling where applicable.
Energy use: Turn off lights and appliances when not in use or leaving the property.
* Please return the air conditioning to 76 degrees when you vacate, and please do not try to cool below 68 degrees.
Kitchen
Guests are welcome to use the kitchen, but please clean up after cooking.
Do not leave dirty dishes in the sink—use the provided dishwasher.
Amenities
Makeup towels: Use the makeup towels provided.
Laundry: Use of laundry facilities is permitted, but only for personal items.
Towels and linens: Use the provided towels for indoor use only. Beach or pool towels are provided separately (if applicable).
Pool Table: Please refer to the Casa De Olas manual for operation instruction for the pool table . Use pool table cover for any pong games using any(liquids) . DO NOT place drinks or food on the pool table unless the waterproof cover is being used.
Grills
General Safety Guidelines for Propane Grills:
Location Restrictions:
Grills should only be used in open, well-ventilated outdoor areas. They should not be used inside, on balconies, or under any overhanging structure like a roof or awning due to fire risk.
Distance from Structures:
Ensure that the grill is set up at least 10 feet away from the house, walls, or any flammable material like dry grass, trees, or furniture.
Check for Leaks:
Ensure the propane tank is in good condition and the hose is not cracked. Check for gas leaks before use by applying soapy water to connections; if bubbles form, it indicates a leak.
Turn Off After Use:
Guests should turn off the propane tank and all knobs on the grill after use to prevent gas leaks.
Propane Tank Storage:
Store propane tanks upright, away from any direct sunlight or extreme temperatures. If guests are provided with a propane tank, make sure it’s clearly marked and the tank should be no larger than 20 pounds in weight.
Grill Maintenance: Mention any damage to us by submitting a maintenance repair ticket.
General Safety Guidelines for ELECTRIC gRILLS:
Safety First
No Use in Restricted Areas: Clearly state that the electric grill is not to be used inside the house, especially in areas like bedrooms, or near flammable materials.
Proper Placement: Ensure that the grill is placed on a flat, stable surface away from any overhanging objects, walls, or furniture.
Supervision Required: Guests should never leave the grill unattended while in use.
Electric Socket Use: Only use the grill in designated outdoor areas or well-ventilated spaces. Ensure that the electric grill is plugged into a properly grounded outlet.
Grill Maintenance: Mention any damage to us by submitting a maintenance repair ticket .
Electrical Considerations
Do Not Overload Circuits: Guests should be advised not to plug the grill into multiple power strips or an overloaded electrical circuit.
Proper Plug Use: Make sure the grill is only used with the provided cord and that it is plugged into an appropriate power source.
Damage Policy
Accountability for Damages: Guests should be made aware that they are responsible for any damage to the grill and associated equipment (e.g., power cords, accessories).
Report Malfunctions: If the grill malfunctions or doesn’t work properly, they should report it immediately so it can be assessed or repaired.
No Outdoor Use in Bad Weather
Avoid Extreme Weather: Electric grills should not be used during rain or extreme weather conditions to avoid electrical hazards. Specify that they are only for use in dry, sheltered areas.
Beach Accessories and Amenities
The property and all amenities are provided as-is. The property is located in a coastal environment, and sand, salt, wind, and humidity are natural and unavoidable. Guests acknowledge that minor sand or debris on patios, in spas/pools, or on beach equipment is normal and does not constitute a failure to maintain the property. Amenities such as spas, pools, grills, beach equipment, and electronics are provided for guest enjoyment but are not guaranteed against interruption, malfunction, or personal dissatisfaction
Safety
Lock all doors and windows when leaving the property.
Do not tamper with safety equipment, such as smoke detectors or fire extinguishers.
Report any maintenance issues immediately.
Pet Policy
We welcome your furry friends! To ensure a pleasant stay for all our guests, we ask that you follow these simple rules when bringing pets to our property:
Pet Approval
All pets must be approved in advance. Please inform us of your pet’s breed, size, and age when booking.
Only [number of pets] pet(s) allowed per stay.
Pet Fee
A non-refundable pet fee of [$125] will be charged to cover additional cleaning.
Pet Supervision
For the safety and comfort of all guests, pets should not be left unattended for long periods indoors.
all pets are not permitted to sit or lay on couches, chairs ,or other pieces of furniture in the home.
Pet Behavior
Pets must be well-behaved and not disturb other guests (no excessive barking or noise).
Please ensure your pet does not damage property or furniture. Owners will be responsible for any damages caused.
Leash Policy
Pets must be kept on a leash while in outdoor common areas.
Please clean up after your pet immediately and dispose of waste in the designated bins.
Noise & Disturbance
Pets should not create noise disturbances for other guests. Continuous barking or meowing is not acceptable.
Emergencies
In the event of an emergency, please notify us immediately. You are responsible for your pet’s wellbeing during your stay.
Pool Rules - Only for properties with a pool
NO LIFEGAURD ON DUTY
SWIM AT YOUR OWN RISK
No Running or Horseplay: Walk calmly around the pool area to prevent slips and falls.
Shower Before Entering: To keep the pool clean and enjoyable for all guests, please rinse off before entering in the pool. This is especially important if you’ve been to the beach or are wearing sunscreen, oils, or lotions. Entering the pool with sand or oils can cause damage and additional cleaning fees may apply.
No Diving in Shallow Areas: Diving is only permitted where the water depth is clearly marked and safe.
Adult Supervision Required: Children must be accompanied by an adult at all times.
No Glass or Fragile Containers: Use only plastic or metal drinkware to avoid accidents and breakage
No Pets in the Pool Area: Keep pets away from the pool for safety and hygeine.
Use Safety Equipment: In case of emergency, use the provided life-saving equipment and notify a staff member immediately.
Enjoy Responsibly: Follow all posted rules, respect fellow guests, and use the pool at your own risk.
The pool is heated to 80 F only during the months of April- October. You can select to have the pool heated to 80 F outside of those month for an additional daily charge. We only heat the pool if the outside temp falls below 84.
The pool heating only occurs during 8am to 9pm. Since this is not a commercial pool, it may take a short while for the pool to reach the desired temperature in the morning. If we experience extreme cold temperatures in Florida, we cannot guarantee that the pool will reach 84 degrees (not a commercial pool).
If you wish to operate the pool heater during the months April-September there is an additional $150 charge to heat the pool. If you would like the temperature raised, please give us as much notice as possible in order to schedule the pool guy to get to the property. We are unable to raise the temperature immediately. We always do maintenance to make sure the pool is operating properly, however there may be occasional unpredicted problems. If the system has unexpected problems, we cannot offer refunds for your stay. We try our best to make sure the pool is working properly for your stay.
Spa Rules - Only for properties with a spa

• Shower Before Entering: To keep the spa clean and enjoyable for all guests, please rinse off using the outdoor shower before entering the spa. This is especially important if you’ve been to the beach or are wearing sunscreen, oils, or lotions. Entering the spa with sand or oils can cause damage and additional cleaning fees may apply.
• Quiet and Calm Environment: Keep voices low and avoid disruptive behavior to ensure the spa is a place for relaxation for all guests.
• No Running or Rough Play: Move gently and carefully; no vigorous activities permitted.
• No Glass or Fragile Items: Refrain from using glass containers near the spa
• Health First: If you feel unwell, are under the influence, or have any medical concerns, please refrain from using the spa.
• Appropriate Attire: Use proper swimwear and a towel while in the spa for hygiene and decorum.
• No Pets in the Spa: To ensure a clean and peaceful environment, pets are not allowed in the spa area.
• Use Spa Equipment Responsibly: Please follow any posted instructions and use all spa facilities with care.
• Enjoy Responsibly: Follow all posted rules, respect fellow guests, and use the pool at your own risk.
• Spa Use At-Own: Risk: Enjoy the spa responsibly and be mindful of your limit risk.
Do not change the diverter or rotate the diverter while the pump is pumping - the two hig knobs
Leave the temperature at 90° when done. You can change the temperature to your liking please see the instructions in the house manuals.
When the froggy turns upside down, it needs more chlorine, please notify us.
When getting out of the spa, always put the froggy in it
Additional fee for cleaning sand/oils
$250 our cost if needs jetline cleaning - manual and rules
$250 will be the fee to tenant if spa needs to be emptied/refilled to be cleaned.
We always do maintenance to make sure the pool is operating properly, however there may be occasional unpredicted problems. If the system has unexpected problems, we cannot offer refunds for your stay. We try our best to make sure the spa is working properly for your stay.
Prohibited Activities
Illegal activities, including drug use, are strictly prohibited.
Do not use the property for any commercial purposes.
Boat Dock Safety Guidelines
Cradle must be rinsed down after every use.
Supervise Children at All Times
Never leave children unattended on the dock or near the water.
Ensure children are wearing life jackets whenever near or on the dock.
Wear Life Jackets
Follow all Coast Guards Rules and Regulations regarding wearing a life jacket.
No Running or Horseplay
Running, jumping, or engaging in horseplay on the dock is prohibited to prevent falls and accidents.
Check Dock for Hazards
Inspect the dock for any loose boards, nails, or other potential hazards before using. Report any damage immediately.
Do Not Overload the Dock
Be mindful of the weight limit for the dock. Overloading may cause it to become unstable or unsafe.
Maintain Safe Distance from Boats
When boarding or disembarking from boats, ensure a safe distance from the dock edge to avoid accidental falls.
Secure Boats Properly
Always tie the boat securely to the dock when not in use. Ensure the ropes or lines are in good condition and properly fastened.
Be Aware of Weather Conditions
Check the weather forecast before venturing out onto the water. Avoid using the dock in high winds or storms, as conditions can change quickly.
Respect No-Wake Zones
When approaching the dock with a boat, follow all speed regulations and remain in no-wake zones to prevent dock damage and ensure safety.
Keep Dock Clean and Dry
Slippery surfaces are a major hazard. Clean up spills, and ensure the dock remains free of algae, oil, or other substances that may cause slipping.
Use Proper Lighting at Night
If the dock is used after dark, ensure that there is adequate lighting around the area to avoid accidents.
Know Emergency Procedures
Familiarize yourself with emergency procedures, including how to alert authorities in case of an accident, and know where life-saving equipment (such as a throw rope or flotation device) is located.
Be Mindful of Wildlife
Stay alert for wildlife that may frequent the dock area. Avoid disturbing animals, and be cautious of any aggressive or dangerous creatures.
This is Florida and where there is a body of water, it should be assumed that there are alligators or sharks. We strongly advise against swimming in the canal or river, and if you choose to do so, you are doing so at your own risk. Additionally, it is unlawful to feed the wildlife. This includes but is not limited to gators, manatees, and turtles.
Proper Disposal of Trash
Always dispose of trash properly to avoid debris falling into the water, which can cause environmental harm and attract unwanted wildlife.
Consequences
Failure to comply with these rules may result in additional fees, cancellation of the reservation without a refund, or both.
By booking, you agree to abide by these rules to ensure a safe and enjoyable experience for everyone!
